Another 33-story tower is coming to L.A.’s Koreatown – The Architect’s Newspaper

Lately, Koretown’s development pipeline is even more lit than its Line Hotel.
A subsidiary of Los Angeles-based real estate firm Jia Long USA filed plans Thursday for a 33-story high-rise that joins nearly 30 new buildings proposed in the area.
The project, dubbed Wilshire Gate, at 631 S. Vermont Avenue would have 250 condo units — including 18 units reserved for very-low-income tenants — and a total of 545 parking spaces, Urbanize L.A. reported.
Jia Long USA’s plans also call for 49,227 square feet of office space, 28,490 square feet of retail and restaurant space and a hotel with up to 200 rooms. Building amenities would include a fitness center, swimming pool and 344 bicycle parking spots.
Ktown-based architecture and planning firm Archeon Group is designing the project.
Jia Long would demolish an existing used car sales lot on the site, as well as a Denny’s restaurant with its own lot, the filing shows. Construction is expected to take two years.
Jia Long had acquired the land from developer Century West Partners, who had entitled the property for a much smaller building, with seven stories, apartments and ground-floor commercial space.
Another tower has been proposed one block away on the corner of Seventh Street and New Hampshire Avenue by Harridge Development Group. There is also the long-proposed Korean American National Museum that is expected to open at Vermont and Sixth Street.
