Job Overview
  • Inspect project sites to monitor progress and ensure conformance to design specifications and safety or sanitation standards.
  • Compute load and grade requirements, water flow rates, or material stress factors to determine design specifications.

Qualifications and Desired Characteristics

  • Must have at least 3 years of high-rise real estate project engineering work experience in projects value at of $50 million or greater
  • Bachelor Degree in civil engineering/Construction Management from a U.S accredited educational institution preferred.

SENIOR ESTIMATOR- DOWNTOWN LOS ANGELES

Job Overview
  • Review the scope specified within the proposal to ensure it includes the appropriate scope
  • Review quantities and ensure there is a fair and reasonable representation of additional scope
  • Review the material pricing and validate against R.S. Means and other support data, for other pricing references
  • Review contractor mark-ups to ensure that the correct mark-ups are being used and that any mark-up caps are not exceeded
  • Develop the record of negotiation documentation
  • Develop detailed cost estimates from the engineering drawings; proactively identify deficiencies and/or questions; and actively assist the project team toward the answers
  • Proactively establish a routine reporting cycle that clearly communicates when an estimate changes and why
  • Prepare and review material take-offs from planning documents or engineering drawings
  • Prepare detailed breakdown of components and elements of estimates for systems and subsystems
  • Prepare estimates by applying unit rates for man hours, labor dollars, material dollars, and construction equipment dollars and all-in unit cost determination, calculating extensions and the application of standard factors, overhead rates and fees.
  • Review contract documents and contract modifications to determine scope of work and equitable cost allowance for scope changes

Hardware/Software Knowledge

  • Proficient with large-scale estimating software
  • Experience with On-screen Take-off and MC2 is highly desirable

  • Experience with HCSS estimating software desirable

  • Previous experience with high-rises is highly desirable

MEP PROJECT MANAGER- DOWNTOWN LOS ANGELES

Job Overview
  • Review Contract Documents, make suggestions to improve the documents as they relate to the MEP scopes of work.
  • Manage and lead MEP subcontractors throughout the duration of the project (from Groundbreaking through Commissioning and Turnover to Owner).
  • Assist Scheduling department with developing detailed CPM schedules for all MEP installation activities, including cost and resource loading.
  • Develop a MEP Schedule of Values and assist in the payment process.
  • Work with Construction Manager on project logistics and temporary facility plans.
  • Review and approve material and equipment for MEP systems prior to installation.
  • Monitor the installation and startup of MEP systems and commissioning of the project with the Subcontractor & Owner.
  • Coordinate activities, materials procurement and other related activities with Project coordinator and Field Staff.
  • Communicate progress and prepare appropriate reports as needed by Construction Manager, Director, Architect, etc.
  • Lead and direct the 3-D coordination process to resolve installation conflicts prior to start of work.
  • Take overall responsibility for the scheduling and performance of all MEP trades.

  • Bachelor’s degree in Construction Management or Engineering a plus.
  • Experienced dealing with MEP subcontracts and subcontractors.
  • Has proven track record as a Project Manager or Superintendent on large commercial projects/high-rise with values above $25 million (for Mechanical and Electrical portions of contracts).

Job Overview
  • Maintain the system of accounting, including a supporting filing system.
  • Prepare account reconciliations and journal entries as needed to support the month-end close activities.

Job Overview
  • Lead project development to include contracts, design, construction management, project systems, delivery, and specifications to ensure relation and compliance to project requirements
  • Perform financial analysis including development budget and proforma to ensure the financial feasibility of the project

Experience with ground up new construction preferred.
  • Experience with JCAHO, ADA, OSHA and Infection Control Risk Measures a plus
